This article aims to make an estimate of the housing demand in San Carlos de Bariloche city based on the number of new households that are created every year and the accumulated housing deficit. Also, the amount of housing that produces the market in recent years is evaluated to estimate the effort that should make the State and social organizations to attend the remainder of housing demand. Finally the reflection is based on the model of urban development of the city, under which the land of expansion is low, so it is suggested that urban policies must promote a major densification of the urban area.
Este artículo tiene como objetivo realizar un cálculo de la demanda habitacional en la ciudad de San Carlos de Bariloche en función de la cantidad de nuevos hogares que se crean año a año y el déficit habitacional acumulado existente. Asimismo, se evalúa la cantidad de viviendas que produce el mercado en los últimos años para estimar el esfuerzo que debe hacer el Estado y las organizaciones sociales para atender el remanente de la demanda habitacional. Finalmente se reflexiona en función del modelo de desarrollo urbano de la ciudad, en virtud de que la tierra de expansión está agotándose, por lo que se sugiere que las políticas urbanas deben encaminarse a promover una mayor densificación de la trama urbana.
