Turismo residenciado - turismo serviciado. Implicancias y alcances en Mar del Plata

La cuestión objeto de estudio remite al turismo residenciado y al turismo serviciado como alternativas de acceso al usufructo turístico, entendiendo por residenciado aquel que hace de la vivienda la unidad de alojamiento turístico respecto de aquel que hace unidad de alojamiento el servicio de hotelería, sin perjuicio de tercer alternativa de aquel que apela a la unidad en apart hotel, mix vivienda - hotel. El estudio se realiza en el contexto de la investigación en curso Turismo y Desarrollo Cuestiones, dilemas y proposiciones a propósito del devenir turístico en el territorio de la Provincia de Buenos Aires y de la serie de encuestas realizadas al turista de Mar del Plata a propósito de cuestiones turísticas relevantes. La presentación aspira dar cuenta de las diferenciales condiciones de desarrollo turístico que plantean una u otra de las opciones, en particular respecto del perfil del usuario y del impacto en el territorio y en el destino, en las utilidades generadas al visitante y al habitante, en la urbanidad inducida y en el desarrollo local y regional del litoral atlántico signado por el turismo de sol y playa. El método adoptado apela a la encuesta para acceder a la apreciación de la conducta diferencial del turista por relación al modo de alojarse, por tanto en su adscripción al turismo residenciado o al turismo serviciado, en el contexto de una serie de encuestas realizadas en respecto de cuestiones diversas mediante la cooperación del Centro de Investigaciones Turísticas Universidad Nacional de Mar del plata y el Ente Municipal de Turismo de la Municipalidad de Gral. Pueyrredon. Además del análisis de resultados que hace al perfil del turista encuestado se asume la problemática específica de su pertenencia a una u otra modalidad turismo residenciado / turismo serviciado - usufructo residencial / usufructo servicial - y relevando información respecto de prácticas turísticas, actividades recreativas, consumos realizados, causa de la opción residencial / servicial turística e incluyendo un tema de no menor significación: motivaciones que le inducirían a residir en Mar del Plata.
The issue under discussion refers to this two types of tourism as alternative for tourist access to the usufruct, meaning that impeached housing makes the unit of tourist accommodation on one housing unit that makes the hotel service, subject third alternative that refers back to the unit apart hotel, housing mix - hotel. The study was performed in the context of the ongoing investigation Tourism and Development Issues, dilemmas and propositions on the subject of future tourism in the territory of Buenos Aires Province and the series of surveys to tourists as of Mar del Plata purpose of relevant tourism issues. The presentation aims to account for the differential conditions that pose a tourist development or other options, particularly regarding its impact on the area and the destination, the profits generated in the visitor and the inhabitant in civility induced and in local and regional development of the Atlantic coast marked by the sun and beach tourism. The method adopted for the survey calls for access to the appreciation of the distinct behavior relative to the tourist by way of stay, therefore its assignment to impeached tourism or serviced tourism, appeals to surveys on various issues in cooperation with the UNMdP Tourism Research Center and the Civic Tourism Entity MGP. Besides the analysis of results that makes the respondent tourist profile we assume the specific problems of their membership in one form or another impeached tourism /serviced tourism - residential usufruct / serviced usufruct - and relaying information regarding tourism practices, recreation, consumption made, because of the choice residential / serviced tourist and including a subject of no less significance: motivations induce him to reside in Mar del Plata.
